934 Maisonville, Windsor, ON

This was one of our first investments. Located in Windsor, ON. It was an abandoned building looking for some TLC. This was initially going to be a student rental however, due to COVID, we quickly pivoted to create a duplex. The market conditions shifted so we decided that it would be better financially (52% return) to flip as is rather than completing the renovation.

This opportunity was brought to me by our specialist in Calgary. This was completed with Joint Venture Partners who were responsible for qualifying for the mortgage as well as funding down payment, closing costs, maintenance costs and repairs, while we were in charge of acquisition and operations throughout the duration of the project. The proceeds were split 50/50.

This property was an off-market triplex brought to me by one of my realtor connections. It was unexpected but after analyzing the numbers it made sense. Initially it was a negative cashflow scenario however I offered a cash for keys to the tenants and had a taker. This allowed us to renovate and increase the rent of one of the units creating a positive cash flow scenario

We Joint Ventured on this property with Coach and owners of RPI Education. In this case we were the money partners and they were the active partners.

Ocala Florida

We Joint Ventured on these preconstruction flips in Ocala, Florida. The partner will see about a 25-30% return on their money. This project has 18 homes being built. in the first round.
